"I resided in this apartment for 13 months, and I can confidently state that it has the most inadequate management compared to my experiences in various other apartments.
Firstly, there is no courtesy officer on the premises, which means that any issues arising after office hours are left for you to handle, often necessitating a call to the Houston police department.
My primary concern was the lack of insulation; I could hear all the noises from my neighbors. I repeatedly expressed my concerns about the disturbances from the upstairs tenants, especially the loud TV noise at 5 AM daily in my master bedroom. The leasing office representative conveyed that they had notified the upstairs neighbor, but unfortunately, there is little they can do because of the private nature of the neighbor's activities, and I explore available units on the top floor. The manner in which my concerns have been addressed has been exceedingly unprofessional, frequently neglecting my requests or suggesting that I find my own solution to deal with.
I had a $750 deposit, but they deducted $175 for carpet shampooing, $185 for stovetop repairs, and other miscellaneous utility charges. I emailed the assistant manager to inquire about these additional charges, providing photographs taken just before I returned the keys. The images provide clear evidence of a well-maintained and operational apartment environment. However, they ignored my email request for eight days, prompting me to file a complaint with the Houston Apartment Association (HAA), then finally they contacted me and returning $225.
For future tenants,
• Secure a rental unit on 4th floor (top floor) to minimize noise disturbances.
• Capture a comprehensive set of photographs during both the move-in and move-out processes.
• Communicate your concerns directly to the property manager or the owner to address any issues overlooked by the leasing staff.
• Submit a formal complaint to HAA, City of Houston, Texas Tenants Union, Texas Attorney General, or even Small Claims Court for any unjust deductions made from your security deposit.

• Establish quiet hours from 10PM to 8AM.
• Impose penalties on disruptive tenants rather than penalizing those who are compliant and respectful instead of giving lame excuses.
