"Previous Property: Compared to previous owners when we moved in, Wimbledon/ Verena did a great headstart. Previous owners didn't care much for the place, and standards were shit. Roaches and pests were everywhere in the facility. People and residents have no respect for themselves or the place. See naked people around, sleeping outside, trash, and anything wherever and in their homes. It was horrible and sad. However, after Verena took over, it was such a positive and nice outlook effort for the place and care they put into.
Our Apartment History: When we came to view our townhouse, most of the apartment was lazy work and caked up with paint and plaster covering the sad renovation. We had asked if they could tighten and could do the proper work it needed, to which we were told it would be a week extra. We waited and hoped for a week. Right after we moved in, it was the same as we saw in viewing. We took it in the end, as me and my husband needed a place to start moving into for personal reasons. So yes, we were desperate and had awareness. BUT right after Verena took over, it was a brighter side of the potential of our hope. Sadly, we didn't get THE decent renovation work when Verena took over as we missed out as they switched 1 to 2 weeks after we moved in. Agh! The luck we had ?
Maintenance: Covering Verena, they started with only TWO guys to run and work on the WHOLE property. We understood that with two people taking care of over 100+ units was not easy work and certainly not able in one day. However, on behalf of the office's communication to maintenance and to us, we were and are told false promises from existing problems that have not been attended to, since we moved, and new ones that popped out recently. It's been on-and-off where the problems are mildly fixed but reappear; worse even. We understand and know that some things are not in our control as human beings. But we are frustrated with the same thing over and over again when it's "fixed" or the office doesn't bat an eye on the physical problems the facility has bc of being so old.
Today's Property: I will give them props because they DID turn the place around. Like I said, it was good at the start: The upkeep was effective and the backbone this place needed. Office-to-resident communication was very strong, clear, and proficient. Cleaning and sanitation of the place was a priority and enforced. Residents still have no respect for themselves or the property. Maintenance is only two guys to do full property, doing their best to accommodate the property's needs. To which another star for Juan and Travis; they're are good people and do their best efforts! In the end, however, it all started to decline, and the consistency dropped. Communication wasn't as clear or, most of the time, misunderstood/miscommunicated between the office, staff, contractors, and maintenance. We still have old problems coming back but not as bad. They do try to catch them, but it takes a LONG while. Im talking months' worth of wait. Most of it's too late when we take care of it or show it to their faces directly. It's okay, but it needs to work again. The glam they had for this place quickly shut down. Why did they stop? Don't know. They were doing so well.
Office and Staff: As I've stated before, it was good, but it went down after a couple of months. No one communicates with each other well. Everyone wants to believe in change and reinforcements but does not support it. We had various troubles bc of this. Things marked as solved or completed when they never were. No follow-ups or feedback from the office ever comes through or very little now.
Edit: Series of 50+ photos were when we moved in and now. Today's [maintenance] orders that worsened or were not in priority are now the water stains and AC.
★Now: Still on hold and waiting; as for months. The inpersistence from residents and staff are still declining in consistency and standards. Of course, this is our experience, and it is people's homes. We want to watch out for future leasers to our community."
"Changing the name doesn't fix anything. Nightmare. You don't want to live here. It has mold and a roach infestation. The appliances break down every month. The ac unit smells like cockroaches, no matter how many times the maintenance people "clean" it. UPDATE: THEY DID SEND A CLEANING COMPANY TO CLEAN THE VENTS AND THE SMELL OF ROACHES SEEMS TO HAVE DISSIPATED. The walls are paper thin so you can every word your neighbors are saying. My neighbors had a party from 10p Saturday to 8am Sunday with loud music and wall banging. They cleaned the apartment above us and left the trash bags to drip with rotting liquid on to our porch and we had to remove five large bags of garbage at 2:30am because the apartment staff left it out all day and night. Took 3months to get the AC fixed but it smells like roaches so I can't use it. It does not feel safe here. There are potholes in driving areas. And they do not hold their tenants accountable for removing and disposing their dog's waste property. So I have lots of dog poop near my front entrance at all times. Currently the washer, disposal and AC units are not working or are not usable because of the lack of care and maintenance. Called code enforcement and they have not been by yet to evaluate this property but it is definitely warranted. And there is a smell of LEAKING Gas coming from the maintenance shack or utility room or whatever they do with it. They "fixed" the garbage disposal today and I added a picture of the still broken garbage disposal. Now I'm trying to find the maintenance guy to get back here to TRULY fix it. Still no washer because they don't have one that works to replace this one and they say a tech has to come out. So no clean clothes for me. And there are parked cars in the fire zone on a daily basis. The water is undrinkable and smells like feces. Still waiting for the property OWNER to get back to me even though I was told I would get a response today. And the dumpster looks like this every day. Update: 12/13 dumpster furniture still not touched. Replacement washer is in poor condition, and filthy when received with no effort to clean it or the mess left behind. Disposal was fixed after I tracked down maintenance. 12/21 1am I have two drunk tenants fighting in front of my apartment. Had to call HPD. Hence, the "does not feel safe here comment".
If all this sounds appealing then by all means become a tenant.
12/23/23 For extra fun some tenants were shooting off fireworks in the parking lot right between the buildings and cars.
And dumpster furniture has not been picked up only increased.
12/27 dumpster site is still an unsanitary mess see latest photo. (Finally addressed but not fully 12/30) I have no hot water and no heat as 12/27 and it was 39 degrees this morning.
12/28/23 - this makes the third day we have been without hot water because there was a gas leak and the boiler exploded. After I was told there was no leak and my concerns were dismissed by the regional manager.
I am waiting for a response as to how all of us residents will be compensated for this major inconvenience! Five days without hot water.
1/1/24 my ac/heater unit is not working at all. Again. After my request for maintenance I was not informed when they would come by to repair so I wasn't home when they finally came by. No call, no email. Am I expected to sit home for two days waiting to guess when they will come by to do the repairs? Completely unprofessional and unreasonable.
4am third time calling police because of same neighbors loud party and fighting/yelling/crying just outside my living room windows. Usually a third violation results in eviction."
"Came to look at the available units, the (presumed)leasing manager was rude and seemed bothered by my presence. She answered every question with an attitude. Maybe she had a bad day but that isn’t the correct way to address potential tenants. Upon leaving there was a car outside on bricks… Save your time and money, much better places with better pricing elsewhere."
"We signed our lease August 2024. I was a bit taken by the idea of our apartment being 2 floors. I had never seen a townhome in this area built like this. Pretty fascinated with the area because the schools are close and shopping centers as well. I met the property manager, Monica and just felt like she was family. She didn’t throw any sales pitches or try to rush us into signing. She told me straight up that her and & team had taken over some months ago and were making several changes. She has made many word of mouth promises and has definitely kept them. From the updated appliances, to keeping an open line of communication. The staff is friendly and very personable. It’s now been 3 months and the dedication is still the same… The office staff even comes in early most days to make sure the kiddos get on their buses in the morning at the front of the property. I’m proud to call this our home!"
"DO NOT MOVE HERE! I’ve been here only 2 months and the leasing office DO NOT care for the residents! There’s been big holes and the walls since i’ve moved in and everytime I bring it up, they say “we’re going to take a look at it soon.” Today, I saw a big rat in the whole behind my refrigerator and I have young kids. Dont get me started on the bad roach infestation! Also, the trash area is always filthy!!! UPDATE: NOTHING HAS CHANGED AND MORE RATS ARE IN MY APARTMENT! THEY JUST DONT CARE! THEY DIDN’T EVEN OFFER TO MOVE UNITS!!"
