"We have been living at The Veranda for 14 years. We have had a few management changes over the years. Veronica is awesome. Her and Rose are very understanding. I have a 2 bedroom 2 bath with garden tubs in both bathrooms. I totally recommend living here."
"The property started out great! Then the management company switched from Morgan to Mosaic and it hasn't been the same since. There seems to be a push to cater to pet owners, but one can speculate as to why. But there is no accountability for some of these owners cleaning up after their pets. Not saying all owners are to blame, but the grounds aren't big enough to give significant distance from the residents' apartments and walkways to relieve pets. So the result is the smell of piss simmering in the sun during the warmer days and unpicked-up piles of poop acround the property.
The addition of the dog park right outside the door/window has made my days and nights even more peaceful. These are just my observations.
And if you are looking to use the basketball ball court, you can scratch that off your list. It has been closed since May 2018. It is really an extra storage facility for their renovation efforts. And when it was open, it was from 9am - 5pm with permission at best and closed on Sunday. Rumor has it the court is under repair, but for something that is maybe 45'x45' it has taken a long time.
In the time frame it has taken to repair and reopen the court the following has happened around around Texas City: Thrift store closed and gutted and reopened as Aldi, Ross, and Dollar Tree; a restaurant leveled to the ground and reopened across Palmer; a Planet Fitness started and finished construction and opened for business; a Chic-fil-a will be open by end of March..constructed from the ground up.
All these projects started and finished within 6 months or less. One can only speculate that there is a budget issue or a priority issue as to why 2025sqft of wood cannot be removed/replaced in 10 months time. Maybe they are growing the maple for the new floor and the saplings aren't ready for the lumber mill?
The property also has a theater room which is only open from 9am - 5pm and closed on Sundays. You can imagine it is a packed house during those times.
The business center is...well there isn't business center.
My favorite amenity is the package concierge. Definitely a feature that needs to be highlighted. At other properties the office hold packages which is a major inconvenience. Now with the Package Concierge you can retrieve packages any time day or night! Package Concierge for the win!
For Texas City, Veranda is the best property around. If you qualify for senior living I would suggest looking at one of those properties over the Veranda though.

"Update: recently I had discovered TOXIC BLACK MOLD in my unit.. front office only offered to shampoo my carpets. Contractors cut the spot out leaving traces behind, told me it was front a leaking pipe but did nothing about it then patched it up and left my wall 3 shades of tan.
I have been here since 2018, and have had nothing but smooth living up until this past March. I had gotten one notice of my renewal (usually I’d get twice in months prior to end date up), but once I tried to contact the front I never got a response. I emailed and called to have my lease sent only to be ignored. The day AFTER I paid my rent, surprise! i was sent my renewal which was priced at the same rate I paid for April, pretty ironic. Had to contact corporate to get even the slightest help but yet here I am again with no response from either. This is absolutely ridiculous. The lack of communication is disgusting. I have paid my rent on time, never caused any issues and have lived quietly for FIVE YEARS but this is just horrible.. Upgrades might make the property look better, but your unprofessional staff are ruining that.
Before I forget, people are also allowed to leave their trash sitting outside their doors for opossums to go through and cause horrible smells, along with dog owners leaving piles of poop everywhere which then gets thrown when the lawn gets mowed. I’m sure you can imagine the smell."
"JFC, do not rent an apartment in this ghetto slum. Management is a nightmare to deal with. They might call you back in 6 hours, just to be vindictively unhelpful. I could spend paragraphs on the neighbors that had a fire that destroyed our apartment. But it was a dryer fire, with a month old maintenance request that was ignored.
Rose is rude, incapable of admitting a simple mistake like having phone numbers mixed up. Why don't the neighbors have they $100k liability insurance that everyone else has? Maybe they want to keep it for themselves, idk.
If you like having 8 neighbors in one apartment, that deal drugs and have 3 a.m. parking lot parties, Verandas is the place for you. Just don't ask them fix a fire hazard, or do anything else. They really don't care.
I'll be litigating if they do not start cooperating. I have a list of lawyers begging to take this case on consignment. They consider it a "slam dunk" win"
"I relocated from the UK in October, having been new to the country with no family or friends, I have found everyone to be really friendly and accommodating. Jamie, Danielle, Sylvia and Lisa (who was the previous manager) have always listening and offered immediate solutions. It is like a family who seem to genuinely care about me. Maintenance has resolved our concerns promptly and respectfully (all being fair our problems were very minor- dryer drum and I got magnet stuck in the garbage disposal). We do live on the 3rd floor and I haven't noticed much noise day/night. Obviously, it is hard to control noise from outside during summer when the children are off school but it is not at all too much in my opinion. Other than that, we will be looking at an upgraded apartment in a few months so will update review depending on that. I have also had some trash concerns- however, I wasn't bagging boxes and sometimes it is a hit and miss but not the end of the world. The court has finally opened, making my husband very happy! As I don't use the gym, court, theatre room much, I don't notice it much anyway. However, I know there is a movie and snacks weekly, which I think is great for children and families. I love the pool, it is clean and well kept! I am enjoying this as in England, it is never warm enough for outdoor swimming. The best part is the package concierge, which makes home shopping so much more easier! On overall, the staff at Veranda has made my transition smooth and I have met some really lovely people, residents included! I am looking forward to the upgrades, hopefully some community events and checking out an upgraded apartment. Thank you V."
