"I move into here two weeks ago and the complete 19th floor that I live on has not had AC or Heat. They claim they are waiting on a part. The space shuttle can go to the moon and back in three days. This is non acceptable. I am a cancer patient and I thought this was one of the nicest place in the area. Also only two out of four elevators have work sense I moved in, so hopefully you are not in a hurry.
I will say the place is beautiful and the apartments have awesome views.
So far my first month has been very disappointing."
"It was the perfect space and within walking distance to MDA and Texas Childrens. particularly the TMC, this is the place you should stay. The apartment itself is clean, bright, modern, and spacious. The building is pristine and everyone is super helpful. It is an extremely convenient location and just A+ all around and free garage parking and shuttle."
"What an excellent place to stay! So much better than hotels; especially if you are in the area for medical care. It's close, convenient, clean, with amazing views also! The building access is ultra safe and secure. The shuttles and valet is another helpful tidbit too. We really enjoyed Mahammad the concierge and shuttle driver, they made us feel so comfortable and was very kind and personable. We definitely highly recommend this place."
"Lived here for 3 years, and while the location is convenient, there are serious downsides that long-term residents should know about. Many of the high ratings come from short-term renters who may not experience the ongoing issues here.
Pros:
Prime location – Very close to Rice and the TMC, plus a convenient shuttle service. 24/7 front desk; Very nice valet.
Nice interiors and quality appliances – Modern finishes and well-designed layouts.
Cons:
Unreliable facilities: Garage gate: The gate often malfunctions, and you need to call for assistance to enter. This has been a persistent problem since I moved in, and it was never resolved over 3 years. Elevators: They only have 4 elevators (including a freight elevator) for a 35-story building, and at least one if not two are usually out of service. Wait times during peak hours are often over 10 minutes, making everyday tasks inconvenient and frustrating.
Chaotic Package Handling:
Lost and misplaced packages: The front desk is responsible for handling packages, but they regularly lose track of them. Too often, I’ve had to insist that they double-check only for them to "magically" find it after further searching. Sometimes, I've even had to enter the package room to find my own deliveries. While some concierges are more attentive (special mention to Mohamed for his effort), the overall system is disorganized and unreliable.
Unreasonable Move-Out Charges: I am usually a very careful and attentive tenant and I lived in 4 apartment complexes in the past 10 years and was never charged for damage. However upon moving out from Latitude, I was charged over $500 for what should have been considered normal wear and tear: scuff marks on the wall, cloudy glass cook top etc. I not only lost my full deposit but was also billed extra, which felt both excessive and exploitative.
Substantial Rent Increases: When I renewed my lease the first time, they attempted to raise my rent by a staggering 15%. Anyone considering staying here long-term should be prepared for large and unexpected increases in rent, making it difficult to budget.
Bottom Line: The location and amenities may appeal to newcomers or short-term residents, but long-term renters should be prepared for frequent maintenance issues, poor management practices, and surprise fees. If you value reliability and transparency in an apartment complex, consider looking elsewhere."
