"I have lived at Hiline Heights since 2018 in both 1 & 2 bedroom apartments. I took down my original 5+ star rating as there was a significant 180 shift since Asset Living Management came in. We voided our renewal & moved out as soon as we could. Please read this carefully, as there will be quite a few financial obligations you need to consider.
PROs:
-Location
-More affordable pricing for the Heights Area.
-Spacious bedrooms and closets
-Hallways - for some could be a problem, but I didn't mind a more "industrial" hallway feel as I'd rather pay less than for the AC'd space that I don't use much. This preference will vary from person to person though.
CONs:
-Elevators/ Fobs: Those have not worked since the storms, so consider doubling your moving quotes since the movers will be manually taking things up and down the stairs.
-Trash: let the last two pictures speak for themselves. They too sent a representative to pickup trash during that crazy storm event. This was all happening while all of the lights were out and staff was unresponsive the entire weekend. Talk about caring for the safety of your contractors.
- Deposit: is first & last months rent upfront, so prepare to carve out some change with your busy move. Last months rent is used as a "deposit", so instead of pro-rating it across the last few months you will be mailed a check after you move out.
- Professional Cleaning: You have to present receipts at the time of move out for anything that will "cost" the property to "flip" your apartment. We cleaned our place by ourselves, and we're neat freaks! using professional grade products and equipment like Bissell... See photos for the level of cleanliness that was not "acceptable". I have moved units across the property with no penalty or issues before this new management. Essentially, if you fail to get professional cleaning services for basic wear and tear, they will charge you with rates of $20/hr with 2 hr minimum+ (will vary pending your apartment condition) + $50 per room for carpet cleaning. These fees WILL be deducted from your deposit.
-Fees: A lot of small / miscellaneous fees that are added to your bill every month like Resident Services Fee, Risk Assessment Fee, Water/Sewer Admin Fees, Trash Admin Fees, Apartment Admin Fees etc that are on top of your rent, amenity, utility, trash, pest, etc fees...
- Security: As I was told, they're spending ~$5000 per month on security with the same police car just parked downstairs. I have never seen anyone in that car. The night guard - that we saw once btw - was out and about chatting all while a ton of doors were propped open throughout the complex.
- Vehicles: I was lucky to not have my car broken into, but someone 2 cars down had all four of their tires stolen just the other day. We live in the city, so some of these issues are inevitable unless you hire a concierge who lets one car in and out at a time (which is $$$ to the rent)
-Parking: Requires registry via app along with your guest vehicles registered. I believe anyone can park on the 5th floor, but this information has not been effectively communicated since the change.
-Management: Management is extremely defensive. Also, once they know you're out, it takes substantial effort to get them to respond. Staff seems to honestly just be there for a paycheck.
If being in the area is your current "era", I highly recommend spending a few extra hundred bucks to avoid this headache...

Very nice location, apartment is spacious and a great price! I love the nifty little amenities and the apps to open doors. I love the Amazon lockers! I have no complaints! Only giving it 5 starts because I JUST moved in but may change on the future!"
"Been at Hiline for about 1.5 years and enjoyed my apartment!
I renewed my lease last year with minimal issue, right as the management transferred over. There were a few hiccups to be expected with management transfers but expressed concerns were resolved as quickly as possible by the new staff!
Current concerns about the storm damage is unfortunate but the staff has been making continual efforts to try and resolve it as quickly as possible after speaking with them directly.
Our fobs work now which is a huge relief and tough repair!
The property is super dog friendly with a great pet park that is cleaned regularly with the new management and the front office is great with the four legged kids! Our time here has been great!"
"I’ve recently renewed my lease with HiLine because I really like it here! The location is great, there are many fantastic places to eat around here and lots of fun bars! Plus there is a Walmart, target, and HEB within a 5 minute radius. The view at the rooftop is gorgeous at night.
One of the reasons I chose here was the layout of the apartments. The two bedroom has a nice option where the layout is really even (perfect for roommates) I needed an in unit washer and dryer which is included. I also really like the appliances, we love to cook so the oven and plenty of counter space is perfect.
If you have an animal (especially a dog) this is a great apartment! The dog parks and dog park community are fantastic. My lab loves being able to roam through the parks and be able to meet up and play with his friends on the daily. The management is also extremely pet friendly, you can always stop by and your pets gets showered in love (and treats).
I love the amenities, especially the pool. Great vibes and I enjoy the speakers in the pool area for background music. The common area also has printers for use (very convenient for college student or teachers).
I will say the initial management transfer caused a little bit of friction because no one knew what was going on and the new people were getting situated. However, I feel the staff they have now is great. I always get a response to my emails and anytime I have an issue I know I can go in person and get it fixed either immediately or very soon after my visit. (They put up with my list of questions every time.) I also love that they memorize most people’s names + their pets.
Maintenance is also lovely, I had a leak in my roof that had been there since previous management and this maintenance team has fixed my problem and will continue to check in with me to see if everything is holding up and if I have anything else they should check on.
I know a lot of these review seem scary but I truly enjoy my time here. Talking to them in person is the fastest way to get things fixed. I had some issues myself during the initial transfer and going and talking to them is the way to go, Victoria will set it straight.

As previously stated in previous reviews living here is a complete circus since management change!
The management team in the office are completely useless. The office lady named, Victoria has been very short and snippy several times when being asked about simple repairs and grievances around the property. There is a short dark haired guy who complains or comes off passive aggressive any time you ask him about packages or apartment amenities. There’s a red haired guy who rarely leaves his desk to help anyone.
Packages!!! The package locker was broken for a total of 3 - 5 weeks after the management change. In this time the management team proceeded to lock all packages in the office in which they cited was for our safety. As a result any packages that came for those of us who work night shifts and over 8 hrs could not get our packages unless the office was open. And to be able to get a package on the weekend or before an important date, you would’ve had better luck seeing a homeless person get a job.
Trash!!!! I was blown away to see trash overflowing outside of the door of the trash room and smelling the entire floor just last week. Trash has been an ongoing battle and to top it, they supplied new trash cans last month and threatened to charge you if you didn’t have your old one out by a certain day. Personally, I felt bad for the people who may have been on vacation.
Cleanliness! Let’s just say Walmart is cleaner.
Broken amenities, trash consistently being in the hallways, broken exit signs just hanging from the ceilings. Pool area being dismantled. Just trashed
Amenities: As previously stated, none of the property amenities have worked since the storm 1.5 mos ago. Elevator is still down and no sight of repair. Fobs do not work even though an email was just sent out saying they did. Butterfly system to open doors also doesn’t work. Exercise room is only open during office hrs and it’s unclean as well. Grills not working properly or out of propane.
Security: IS A JOKE! My car and my partners car were broken into which resulted in paying the cost to be repaired. In total I think there were 15+ cars broken into and the office staff provided no support or resolve. Mind you this happened while a “supposed” security guard was on shift. Only later to hear from management that we did not in fact have a security guard. After the break ins management failed to address the issue publicly but again were rude and unhelpful when tenants tried to be reasonable.
Parking: As of a few days ago there is now a tow truck patrolling the garage and checking stickers on cars. So please make sure your visitors are registered. You would think with all of the non conformities happening inside the building and lack of EFFICIENT security towing would be the last thing they would try and add to tenants.
Good luck on communicating with the office because they rarely answer emails and if they do it’s days if not weeks later. They are however very good at sending out emails to tell you that they are deducting extra late fees from you when you pay your rent to early and not on the exact 1st. Why, because they failed to add utilities fees prior to the 28ish. They are also very good at sending out emails of false promises as they recently have in the past week.
Hi-Line heights has become a disgrace and dang near impossible to continue surviving. The conditions are worsening and customer service deplorable. I personally can’t wait until our lease is up bc we will definitely be relocating but the idea of just paying the termination fee gets more and more tempting every time I arrive in my what was once a great place to call home.
Again, DO NOT MOVE HERE!!!!!
