"We just moved in around June and love the place so far! HEB and Kroger are within walking distance and there's a Walmart not 10 minutes down the road. Finding the apartments can be a little difficult without Google Maps sometimes, but otherwise the location is great! They're very dog friendly here and I love that I can use the small dog park to let my dogs potty instead of the two of them getting tangled constantly with the leash. The reason they didn't get a 5-star rating from me is mainly due to the fact that residents here don't like to pick up after their dogs (Gross!) and often let their dogs off-leash despite our leasing agreement stating all dogs must be leashed unless in the dog park with the gate closed. There are a little more bugs in the area than I'd like despite having pest control, but that's what you get when you're backed up against woods, I guess. Other than that, we love our apartment and are looking forward to however long we end up being here!"
"WOULD GIVE 0 STARS IF POSSIBLE!
Our family recently had an extremely disappointing experience with Grove at Sterling Ridge. My family and I had signed a lease for a unit, with a scheduled move in date until ONE HOUR before we were set to pick up our new keys, we got a call informing us we could no longer move into the unit with no explanation as to why!
After demanding to speak to a regional manager, it was then disclosed the unit had actually been leased to other residents who had moved in earlier in the month. Yes, they double-leased the apartments, and we only found out when were literally about to move in. This left us scrambling, especially since we need to be out of our current home by the end of the month.
This kind of management is unacceptable. It turned our lives upside down in a single afternoon. How something like this could happen under their watch is beyond me- clearly, someone is not doing their job properly or at all. I truly hope no one else has to ever go through an ordeal like this. My advice: be cautious when dealing with this property."
"Terrible Experience.
Had to do an early termination lease because conditions were unbearable. Excess noise by AC units that didn't let us sleep, excess "hidden" charges for things that you never use/work and end up duplicating your rent, Horrible uncivil neighbors that really smell bad and look bad! no filtering what so ever.
Where is the "exclusivity" in all this? For this price, rent/buy a house! (that's what we will do now) - Furthermore, there is no empathy at all, they will push their "clauses" down your wallet and hide behind corporate. Anything in their power to keep your money, and rob you blind. it's a trap.
Be ready to be completely ignored, People at front desk will only act nice until you sign your lease, after that all claims, requests and similar will go un-answered. If you want to lose your privacy, risk your security and neglect your wellbeing then this is the option for you, otherwise, if you are sane, stay away.
When problems arise they simply are unable to help, ignore or remit you to useless corporate policies. I should be the one requesting reinbursement for weeks of no-sleep and its consequences. It got so bad that my daughter decided to move out. Simply couldn't stand it anymore. Very Expensive lesson."
"This place is absolutely amazing. The apartments are nice, including the staffs. One huge shout out to Krista for being such an amazing staff here at Grove at Sterling Ridge. She was incredibly nice and respectful to us until the very end of our lease. I can tell how much effort they put in to maintain this wonderful place to be clean and suitable for the residents. Way to go!"
"I lived here for three years as a single, professional woman who was clean and rarely home. While the complex had some potential, many issues ultimately made my experience disappointing.
Remodeling with Flaws: Around 2022, they did some renovations to make the property appear more upscale. They added a Peloton spin room with a big-screen TV, which was a great addition—except the WiFi doesn’t work in the room, rendering the TV and Peloton bikes useless.
No AC in Gym: While there are ceiling fans in the gym, once the office closes, there is no air conditioning, making it nearly unbearable to work out in the evenings or weekends.
Non-Functional Fire Pit: They installed a fire pit by the pool, but it has never worked in the three years I lived there. It’s purely for show.
No Enforcement of Non-Smoking Policy: Despite the non-smoking policy and periodic email reminders, smoking (both cigarettes and weed) is rampant on the property. If you’re sensitive to smoke, this place will not be pleasant.
Issues with Billing: After canceling my storage room, it took them three months to stop automatically drafting the fee from my account. When my dog passed away, it took four months for my pet rent to stop being charged.
Unsafe for Cars: Children frequently play baseball in the parking lot, which isn’t safe for vehicles. Management didn’t seem to address this issue, despite it happening regularly.
Pool Often Closed: Every summer, the pool was closed for weeks at a time due to random reasons that never made sense. This was a consistent issue throughout my entire stay.
Manager Hardly Ever Present: There is rarely a manager on site. The front desk girl always had an excuse like the manager was on vacation, at a conference, in training or just "out today." In three years, I saw the manager maybe three or four times.
Dumpster Area is a Mess: When tenants move out, they leave old furniture by the dumpster, and it will sit there for weeks. It makes the place look rundown.
Maintenance is Decent but Storage is a Mess: While maintenance was fairly prompt, they use one of the garages for appliance storage, and they leave items outside of the garage doors, making it look like a flea market.
Unreasonable Move-Out Charges: Upon move-out, they nickel-and-dimed me until my deposit was entirely gone and even sent me a bill for $18. Despite spending five hours cleaning the apartment, they claimed it didn’t meet their standards. I suspect they keep deposits from tenants regardless of cleanliness—makes you wonder if they even professionally clean the units before the next tenant moves in.
Overall, while the location and some amenities were appealing, the management issues, constant maintenance problems, and lack of enforcement of policies made this a frustrating place to live. I would NOT recommend to anyone looking for a well-maintained, professionally run apartment community."
