"We spent 15 months at Broadstone Cross Creek Ranch. This is an honest review of the good parts and the bad parts of our time there.
The good:
- The area is generally safe, and crime is not a concern.
- Staff are very friendly.
- The amenities (pool, grill area, gym, etc.) are nice and well-kept.
- The actual units look nice and have a good color scheme.
- They offer attached garages on some units.
The bad:
- There were many occasions when we were alerted that there would be “mandatory” maintenance on a certain day & time. We would make special arrangements to work from home and/or secure our dog before leaving for work, and they would never show up. A couple of times we had to leave work early since we were alerted the same day of this “mandatory” maintenance (we had to unlock our deadbolt since they have no way of entering through the attached garage – that is an issue in itself…), and they still would not show up. Realistically, they show up around 2 or 3 out of 10 times they say they will.
- Gates are sometimes left open for extended periods of time (sometimes more than a week). This leads to cars speeding in & out of the community, posing a threat to pedestrians and pets. Also, this allowed a group of Jehovah’s Witnesses to enter the community and bang on doors at 8:30pm on a Sunday.
- Apartment finishes are cheap, and the buildings in general are cheaply built. Some doors in our unit would shut one day, and then not shut the next day, and then shut again the day after that (including exterior doors). There is zero noise insulation – you can hear road noise, construction, and your neighbor’s TV, all from your own living room. Also, power flickers on and off very frequently.
- Maintenance could take a long time to fix issues (or not fix them at all). Early in the summer of 2024, a storm caused our garage to stop working as well as our LED cabinet lighting. It took over two weeks for the garage to be addressed (we paid increased rent to have an attached garage), and the LED lighting was never fixed as of our move-out date in November 2024. Also, our shower leaked for our entire 15-month lease (although we reported it more than once, including two days after we moved in).
- Following Hurricane Beryl, debris was never cleaned up from the parking lot. This led to multiple flat tires in the community (including me). One car with a flat tire was flagged and given notice that it would be towed, even though it was Broadstone’s fault they had the flat tire in the first place. I ended up picking up the debris in the parking lot myself.
- Lots of dog poop throughout the community.
- Management seems to prioritize the wrong issues. Nothing is done when someone parks in your reserved/covered parking space (including Broadstone employees/management), but you better make sure that your valet garbage can is brought inside by 10pm, or else you might just get a lease violation. You are better off taking the garbage to the dumpster yourself – the valet trash company probably will not show up when they are supposed to anyways."
