"Resident for 4+ years. I’ve lived on the 1st and 4th floor.
Rent continues to climb, approximately $250/month increase in under two years. Water is shut off for hours without notice or warning. Rats crawling everywhere in building one trash area. Trash services only picks up what they feel like from your door and leaves the rest. Management then likes to take pictures of said trash to slide under your door, warning of future fines.
Expect roaches if you’re on the first floor, both inside and outside your apartment. The pool grills took two years to replace (one or two of the four burners functioned with rust having ate through the bottom). I grill often, they appear to only be cleaned weekly - the basin is typically full of grease which catches fire after a few minutes. Recent weekends the pools are extremely crowded with non-residents. The pools are cloudy with occasional algae growth following the busy weekends.
Monthly, garage one gate is propped open with a wooden 2x4 for days-to-weeks at a time. Multiple cars are vandalized each year. Security is non-existent as most exterior doors don’t fully close on their own or can be opened without a key fob.
Maintenance has repeatedly entered my apartment without knocking or calling in advance - once with a work-order I never placed and another because they thought no one lived there. I’ve witnessed maintenance breaking into private storage units with a flathead screwdriver, only stopping because I approached them.
The circuit board to our closet AC unit caught fire earlier this year, filling the rooms with thick smoke and forcing us to evacuate. Other residents have experienced the same issue. The bonus referral was lost three times by the leasing office, finally received after nagging then for several months.
The climbing rent was really the tipping point.
Morgan Group is too big to care about individual complaints.

November 2022, my Honda S2000 was stolen from the “private” garage 3 days before moving out. I begged, emailed, and met with leasing management multiple times for several months in an attempt to view the footage of the theft. I was given every excuse imaginable and passed along to several new employees that simply had no clue what they were doing.
Absolutely hopeless and unaccountable apartment management. Give your money to someone else."
"This place is atrocious. There are so many reasons not to move here. The property and garages are extremely filthy. They do not sweep the halls. Random liquids and carts in the hall. Trash in the hall and garage that’s not cleaned up. Valet trash is picky. Elevators constantly down. Contractors leave a mess after remodeling. Garage gates always broken. Last year a lot of car theft. Countless structural issues and things falling apart. I’ve lived in both buildings and had to transfer through my other lease because they gave me a unit with roaches and a noisy upstairs neighbor (if you live in 1333 currently MOVE). I had to call the city and health inspector to have the property stop ignoring me and the property manager lied in January saying when they went in the apt in December they found no signs of roaches but I had put in a request in January that was closed out so they revealed they didn’t come to the unit in Jan like they indicated. I had about over 6 requests spanning from October to January. They know all of this. Only stayed due to its convenient location to work. This is section 8 not luxury. I have over 30 pics spanning about a year to prove it but here’s 15 to make you reconsider this place. The staff are pleasant to interact with but it doesn’t make up for Morgan Groups lack. 0 stars"
"I HAVE SENT EMAILS AND RECEIVED NO RESPONSE. I HAVE CALLED AND STILL HAVE NOT SPOKE TO A MANAGER.
I am writing to express my deep dissatisfaction with the current living conditions in my apartment and to formally request an immediate relocation to a new unit. I have previously reached out via email requesting to speak with a leasing manager and have yet to receive a response or resolution to the issues I’ve encountered. The ongoing situation has significantly impacted my daily life, and I believe immediate action is required to address these concerns.
To recap, my apartment in Building 2 has been suffering from severe water damage, which has rendered the living conditions unbearable. I initially reported these issues on Friday morning after coming home to my apartment at 11 pm on Thursday night, and despite my patience and multiple follow-ups, including my recent visit to the leasing office on Friday, I have received no clear timeline or update regarding the repair process.
The current state of my apartment includes:
Unresolved Water Damage: The floors in my apartment are extensively damaged, and water has affected the bathroom walls, kitchen, and living room. The damage is so severe that the hallway light no longer functions.
Mold and Mildew: There is a persistent smell of mold and mildew in the apartment, which is not only unpleasant but also potentially hazardous to my health.
Inaccessible Laundry and Kitchen Facilities: I was informed by a leasing agent that I could continue using my washer and dryer, but this is no longer possible due to additional water damage from the ceiling. Furthermore, the guest suite in Building 1, where I am currently staying, lacks a kitchen and laundry facilities. This has forced me to travel between buildings daily to retrieve clothes and cook meals, which is highly inconvenient.
Impact on Academic and Work Commitments: As a full-time law school student, the disruption has severely affected my ability to study and manage my academic responsibilities. The lack of a usable shower in my apartment caused me to miss work on Friday, and the guest suite was not ready until around 2 PM, exacerbating my difficulties.
Given these issues, I kindly request the following:
Immediate Relocation: Please expedite my relocation to a new, habitable apartment. The current conditions are untenable, and I require a stable and functional living environment to resume my regular routine.
Rent Reduction: Considering the severe inconvenience and the compromised living conditions, I request a reduction in rent for the upcoming month. The ongoing issues have caused significant disruption to my life and have affected my studies and work.
Communication and Resolution Timeline: I request a clear and immediate response regarding the status of the repairs in my apartment and a timeline for when these issues will be resolved. Additionally, please confirm the arrangements for my relocation.
I am extremely dissatisfied with the current situation and the lack of effective communication from your office. I urge you to address this matter with the urgency it deserves and to provide me with a satisfactory resolution without further delay."
"I wanted to leave a review so people are informed. The location was great and being next to Costco is a plus. Brian the maintenance man is a one of the hardest working man and can only do so much due to the surplus amount of maintenance issues. The pool and the gym were decent. That’s about the only positives from living here. The parking garage gates were broken most of the time. Guest parking was limited to maybe 8 spaces for an entire building. Cars sticking out in parking spaces making it hard to maneuver around. Pets are not picked up after. Every other day there was either feces or urine in hallway or stairwell. If a package is delivered to your door or the mailroom, consider it stolen. The biggest issue is car break ins and car theft. My truck was stolen from garage 2. Another tenant’s truck was stolen the same morning. We filed a police report with the courtesy officer Bellhana and he told us that they always had issues with the cameras and that he couldn’t do anything cause it was the apartment’s issue. I was informed by the officer when following up that the day after another car was stolen. Management did not send out any notifications or emails about the thefts which I would think should’ve been done to warn residents. I took upon myself to post to warn residents on the bulletin board in the Morgan group app but it had to be submitted for approval. My post was never approved. I spoke to Shelby the manager and she never followed through with the post or info about the cameras. It wasn’t until when I moved out that I saw them installing new cameras in the garage. Based on the other reviews, it’s looks like it’s still a problem."
"I wasn’t at this property for more than 3 hours in BROAD DAYLIGHT without my car getting broken into. Every single belonging of mine in my car was took. My entire car was gone through and destroyed. My belongings were strung on the ground. My belongings were extremely valuable and can’t be replaced. This property has had an excuse for MONTHS of why the gates aren’t being fixed therefore, every criminal has access to this property. This company is extremely poorly ran and they don’t take ownership for anything happening to peoples VALUABLES.
