"* * *Beware of Apt #612 * * *
We have been dealing with a violation of the quiet enjoyment. Since we moved in back on June 10, 2024. Which we waited to report until July. We live on the first floor, there are three floors in our building.
We have been complaining to the office every two weeks since July. Reminding them of how we no longer stay in our apartment as we can't get any sleep.
The past two months we have been told nobody lives on the third floor. Today, we called the police and we found out the second floor apartment is also getting the noises from the third floor tenant. We also found out there was a flood from a washer leaking into the second and first floor. As a result of this flooding, the integrity of the ceiling and floor was comprised, which is what the second floor resident told us.
With this new information, we walked to the leasing office. Again, we were told the property manager is not in the office, and the assistant manager is not available to speak with us as she was to "walk the property."
We spoke with the leasing agent, and she said she would relay our comments to the property manager.
We were granted an early termination with a fee of $3,200. We have asked if they can waive the fee as this was a decision we had to make because of not being able to live in our apartment. We have proof and send videos of the noises at all hours of the night to the property manager, Jessica, and Amanda, the assistant manager. The body replied until two weeks later, and after I sent two emails asking for a response.
They didn't care, we have not been notified of any action taken except that they made one phone call to the resident in the second floor. ONE phone call, and we haven't had a good night's rest in this apartment since June 10th!
The management at The Waterford Trails has failed us. We have to constantly ask for a response, we call leave voicemails, never receive a phone call, or an email reply.
To make matters worse two days after we hand delivered and emailed a 60-day vacate notice. My partner and I received a notification that a new account was opened with The Waterford Trails on our credit report. Strange because we asked to settle this matter without affecting our credit nor financially hold us responsible for a breach in the lease that the other resident and the Waterford Trails are liable for. The resident for violating the quiet enjoyment clause and The Waterford management staff for not providing a habitable apartment.
Apartment 612 has a pool view, with this said. There have been parties on the weekends. Big party speakers and even karaoke singing until after 10pm.
There's a video of a buzzing that's someone that comes around 9am every Sunday. That's the bedroom windows that I have black curtain on. You can hear when they screw in the hose and when they turn on the water, you hear the water noise in the video. Considering you won't be sleeping much during the night 9am on Sunday is a bit troubling waking up to what can seem like someone is trying to break in or coming though the wall. And also around 4 A/C units are right by the mast bedroom windows which you can hear when they are working. Great to have AC not so great to hear the motor from 4 units going on all day and night.
Not to mentioned when we moved in, we reported in the move-in checklist bathtub was dirty, and the carpet was not vacuumed. Overall, we had to deep clean the unit. The pantry cabinet hinge still hasn't been attached to the cabinet door. The microwave will say the door is open when you clearly closed it. Have to open and close it several times to get it to work."

The apartments are wonderfully renovated, the amenities are top tier and management is amazing! You pay for quality here, and I couldn’t be happier with my choice! "I have been a resident at this location for about two years. I had a wonderful experience with the staff at this location, management is always helpful. As long as you do your part, then they do everything they can for you. Apartments themselves are also nice very modern, would highly recommend visiting this location for your next move!"
"Top Five Reasons you should keep looking and run away.
1. The noise. Walls are paper thin you might as well share rent with your neighbor's because you will be practically living together. Managment does not care. They send a generic messages that you share walls and this is "apartment living", the he** it is. Ignorantly loud! Nothing luxurious about that.
2. All the hidden fee's. Once you sign the lease that's IT. They got you. The first bill was a mile long 840 dollars of extra charges. Including 150 dollars for "keys" Don't know why you even need a gate key they are always open. Its super safe.
3. Terrible trash service. You don't ask for it, but you will pay for it and the list is a mile long of rules. Certain times to put trash out, how much trash you can put out, the size of the bags, where the bags can be. It's ridiculous and they charge you if you step out of line. The best part is they cancel the service every other day. Because the trash compactor is always broken. Seriously give up the compactor and get a dumpster. You know what they have never cancelled you having to pay to take your own trash out. I eventually just started taking bags of trash to work to get rid of. No where to put your trash during the holidays. Mounds of Garbage. Pretty luxurious
4. ALL THE CRIME. Breaking into cars, stealing off balconies, neighbors fighting in the parking lot, loud parties, drug use. You don't need a high credit score to rent here unlike a lot of other apartments, so you are going to get a certain class of people. No security on site AT ALL. Every apartment I have ever lived in ever has had security.
5. The amenities they sell you on simply do not work or definitely not worth it. The pool is overcrowded and loud. I did not live close to the "resort" style pool but could hear it day and night. Tons of people who do not live here come and hang out all day. Doggy wash station broken. Walking trail under mud and construction. This place looks nice but was a terrible experience. RUN AWAY"
