"spent 14 Months here and I cannot wait to move! there was a double homicide here in Nov. 2024 though it could happen anywhere, and they did address the situation I did not like how the management company handled the situation. They would not let people out of their lease without fees, not even the people who lived in the same building(me), they offered me a new unit but I would have had to sign an additional 6-month lease which was not going to happen.
The apartments are definitely a step up from where I came from the maintenance team have been fast and effective and the office staff though revolving has genuinely been very friendly and great! what I don't like is the management companies, they switched I think 3x within the time that I have lived here, they changed the rent payment portal which added a 2$ processing fee which is not a huge deal but it's the principal, there was also a time where they made us pay with money orders while they were switching companies which was inconvenient , there was also a brief time where they just cut off the phone and you couldn't call or get a hold of anyone in the office for weeks,. The gates are literally broken at least 3 times a month, I don't understand how or who keeps breaking the gate but its pretty ridiculous, people do not clean up after their dogs, people also litter quite often, and the Valet trash system is a legitimate joke. They say that you're not supposed to leave trash/bin out during certain hours or there will be a 25$ fee but people leave their trash out for days, all day so it leads me to believe they are bluffing. I also did not like the treatment of residents during the hurricane, some buildings (mine included) did not have power for over 10 days, people were using the fitness center for electricity and cooking food, but they closed the fitness center and disallowed people in. Instead of offering sympathy they would send out emails reminding people that rent is still due even if they don't have electricity. it was sickening. the pool was closed for months because they said kids kept throwing rocks in the pools and I just don't believe that because during the summer kids want to swim so why would they do that? overall, the experience here has not been the absolute worst, but it hasn't been the greatest either there are some luxury apartments down the street for on 20$ more which are in a much better condition"
"All these 5 star reviews are FALSE and only made because it was asked for from the staff! They ask for 5 star reviews from people that tour because they do not know what is to live here yet. Believe the negative reviews!! Staff do not care about their residents and always act clueless! Do not recommend anyone to move in here. Save yourself before you’re stuck with them until your lease is over. Unfortunately 0 stars is not an option, but that’s truly the rating they deserve!"
"Moving in was a smooth process thanks to Madison! She’s the best! I swear she made the whole process smooth. Very sweet and kind and answered any questions I had along the way. She’s definitely professional and helped me get into my place within no time! As far as the community and my new unit I love it !!"
"Avoid moving here. Leasing office workers do not care about their residents! Neighbors are insanely disturbing during " quiet hours " I do not remember when was the last time I was able to sleep peacefully. Also, their security is never nowhere to be found or reached. Most importantly their " portal lockers " for your packages is NOT secured. Packages go missing even inside a locker!! I am glad to be moving out soon and do not recommend these apartment complex. Expect having neighbors stomping and running around at 2-3 am EVERY NIGHT OF THE WEEK! Expect having NO SECURITY! Expect your PACKAGES GOING MISSING EVEN INSIDE THEIR "Secured portal lockers" Leasing workers are quick to add additional fees in your rent, but not to resolve your complaints !!! 0/10 if I could."
"I have been a resident here at Knox at Shadowlake for 12 years -formerly known as (The Lodge at Shadowlake & Knox at Westchase). I lived in different building units over the years. It has been a great experience thus far, sure there are some moments that can be trying. However it's been good overall for me. Under the leadership of my Property Manager Lili, I have seen nothing but good things. Yes there have been some unfortunate moments here at Knox. Keep in mind things can happen anywhere and at anytime, that's something that our city is prone to sadly. There will be some bad apples everywhere. No property is perfect.
I have gotten to know previous managers who worked here and our current manager is the best of them, which is why she is loved and respected by a lot of us residents, also reason why she has been overseeing this property for a while. She is always available to help and address any and all concerns no matter how minor or major they may be. She gets people taken care of. She genuinely cares about us residents and does everything within her power to make sure everyone has the best experience possible here and has a great team with her. Trust me if that wasn't the case. I wouldn't have stayed here as long as I have. I am very happy to renew my lease here clocking in year 13 and this time be able to enjoy the perks of having a fully renovated unit.I am very excited!

"I came in to tour apartments with Kalaya and let me tell you…..one of the best leasing consultants I’ve ever came across! From the minute I entered the leasing office, she greeted me with a warm smile and great energy. She was very thorough in the breakdown of fees and what all is needed in order to qualify for a unit here at this property. She showed me around the property and showed me a couple apartment units that most matched with what I was looking for. I like the fact she was attentive, patient and considerate to my needs. I honestly might just lease here in order to continue being greeted with her warm and radiant essence!"
"11/13/24 Update: There are teenagers running around this apartment complex, banging on residents' door and then running away. It didn't happen to me but I heard the banging and commotion, all of which was pretty scary. It does not feel safe here in this apartment after sunset, especially how the gates are continually broken which allows all cars to enter the property. There are car alarms going off almost every night too. This place does not feel safe anymore.
Knox at Westchase apartments have become much more expensive with higher rent and bunch of fees yet the quality of life here have become lower. Sounds odd, right? Rent is high compared to the so so quality of apartments and all sorts of problems caused by ghetto neighbors. The front office keeps finding ways to fine you and impose all random new rules. The pool is closed most of the time for no reason. The trash pickup program is a joke - $43/month and they don't even pick up the trash regularly and all these rules about taking in the trash bins. Our lives don't revolve about the trash cycle. There are plenty of better value apartments on Richmond and Westheimer. Stay away from this place."
"This complex keep changing management every six months and the more they change the more the more terrible the management of the complex becomes, I like here for two years, brought in many referrals within my first year until dey started messing everything up, four out of my five referrals already left the complex, they get more terrible with every new management, imagine paying your final statement balance given to your property manager and you have them your forwarding address and they have your phone number and that of your spouse, and your email, and after three months you get a mail that you have a debts that has gone to collection because they decided to generate expenses that you have already paid to the previous management just three months ago just to mess up your credit and when you call they are clueless and sound so dumb. Like how can you do this to anyone."
