"I wanted to give it time before I did a review being that I recently moved in. It’s been a few months that I have lived here and I have pros and cons. I will start with cons. When I moved in, I had no clue this was a flood area. I wish someone from the leasing office could have mentioned that. However, I know that would probably hurt them business wise. But for someone like me that has asthma, I would have loved to have known this information because I can imagine how much mold might be hiding behind the paint. So that part is on me. However, because of my health concerns, I may have to reach out to Houston Housing Authorities for further investigation. When I moved in, I noticed a lot of things that gave off red flags that the place had flooded before. Examples includes but are not limited to damaged floor boards, missing floor boards, water stains on the walls from where the water dried up. I had to get a new dish washer. My blinds were two different blinds. My daughter’s restroom had rust in the tub on the ceiling, my tub and white cabinets had hard stains. Drawers were broken in my restroom and my kitchen. My windows have hard stains that I guess aren't removable and they look smoky. I dislike that you can only get their partners internet provider. I had great service with xfinity. They have optimum. Its pretty good. I have no issues. If you aren't connected to any internet, this is a dead zone and you will drop calls and will not be able to use your phone anywhere near the apartments. The gates to the parking garage are broken often and the beeping from them being broken goes on for hours. It is loud and very disturbing. There is also a problem with the birds building nest on your patio. It took me a while to build up courage to knock down my first nest, but the leasing office couldn't help. The nest had a family of 6. I asked could they come get the baby eggs, but no on ever came. My daughter and I had a proper funeral. The next day, the nest was back. Yes, they put in overtime and built it overnight. If anyone have tips please respond. The one thing that will be the reason I wont renew is the fact that we are in a BAD flood zone. The water is high and water has leaked into my daughter's room. Had I known this was a bad flood zone, I would not have moved here.
Of course I want to shine a positive note on the place as well because I want to be as transparent as possible. I am new to the Kingwood area. It is definitely beautiful out here. The leasing agents are friendly. Very pet friendly, and the people are nice. They try to have events that help gets the community together such as painting events, food trucks, ect.. I love that they have valet for the trash. I used to get rapid call backs before Kelsey left. I love that my packages can sit outside my door for hours and be ok. I hope this helps someone. Overall I gave two stars because my big concerns are pretty big to me and I know I can't renew. I can't enjoy my patio and I don't have a peace of mind when it rains. It floods toooo easily. I've never seen people on boats. Poor fish washed up on the side of the road. My fur baby almost ate one. It looks like the END of the world. We gone ride these storms out till the lease fall off."
"I moved into the JaXon a few days ago and so far it’s been an amazing and easy process. India is such an amazing and professional individual to work with. She answered all my questions diligently and was always a phone call away. Truthfully I wish all leasing staff were like India. This isn’t my first apartment, so I’ve been able to see the different personalities/attitudes from different agents. India definitely sets the bar in my book. Thank you so much India for making the move in process so easy for me. The apartment is everything! No down sides that I can think of. Everyone’s experience is different so I can only speak for myself. The home is very spacious and beautiful. The floor plans and finishes are what sold me and the elevator and garage parking were just an icing on the cake. I love being here and I hope to see myself here for years to come."
"Management is very poor and extends above local office personnel to regional manager at least. Unresponsive and prejudicial. Phone seldom answered and security of property and cleanliness lapses. Leaving after 4 years!
UPDATE AFTER "OWNER" RESPONSE:
Seeing the response from the jaxon, there were NO attempts made to resolve any noise problems- which were extreme coming from a large child upstairs. No one ever tried to hear what I experienced for almost a year. No courtesy officer. No property management assistance whatever. Office didn't answer phone or emails. The quality of life is being dictated by a juvenile delinquent who thinks he lives outside or in his own home. Zero soundproofing. Management's resolution: move the peaceful person who had to put up with this to the 4th floor. We can't disturb the upstairs. RENTERS BEWARE. The Jaxon also passes along its property maintenance costs to all residents, including access to sewer systems! ?!
American Landmark has severe problems with its management personnel. The leasing agent, India, is very nice. Leasing agents are aways nice here. Not so with management. No interpersonal communication skills or the slightest professional handling of reasonable issues...heavy on CYA. The very least that should've been done is to actually hear what I described. They couldn't be bothered. Also had upstairs neighbors who were cursing heavy smokers (this is a non-smoking property), a child who caused flooding downstairs here twice, someone who discharged a firearm 5 times at 4:15AM on a Sunday morning (9/17/23), and constant heavy hyperactive nocturnal pacing at 1, 2, 4:00 AM regularly. DO NOT RECOMMEND!

To say theJaxon wishes me the best in the future is just BS - as a disabled senior citizen my being forced to uproot completely in order to accommodate individuals who are likely violating civil law...in order to allow them to continue to run heavily, stomp and pound, and throw heavy objects on their floor/our ceiling is just nuts. Management just couldn't care less. The End.
UPDATE 12/14/24: I don't like making negative comments about anything. However, my experience here has been so grievously mishandled that I felt compelled to make others aware of the severe shortcomings. Here, especially at this time of year, this incompetence includes regional management and reflects poorly on the company: American Landmark based in Tampa, Fla. The gates to the garage, for example, have been left open and dysfunctional for weeks now. Anyone from the street can wander around the garage and hallways leading to all apartments. No security due to abject negligence. The office was closed for 4 days over Thanksgiving and then key personnel were also absent most of the following week. IMHO, this is lousy management. Owners seem to staff the office based on DEI, which has been shown to exclude merit and real capability.
UPDATE 12/24/24: "Remain displeased with ... efforts" which consisted of what? The Jaxon personnel have done nothing ever to remedy anything. I've received many emails, to which I've replied,.but other than that no action has ever been taken. In fact there was another hours long episode of extreme noise again today! Totally incompetent management.
UPDATE 1/2/25: Regional manager is consistently dishonest about what's going on and defends offender ignorantly. If being treated decently, without prejudice, and professionally matters to you, DO NOT MOVE HERE. Check out other reviews about lack of security and incompetent management."
"Hurricane, no lights and distance, is what I will say that will make for a terrible experience. However, the staff at the jaxon was and is amazing! Especially, India Davis. She was profoundly professional. And I know I got on her nerves, but she still smiled and was warm and inviting. I have never seen a company that has such high standards for living and professionalism. Thank you for continuing to ? smile for each of us, especially me! Great job no stone unturned."
"I care a lot about how the office staff is when I am renting. I can’t rave about India enough. She takes the time to tour as many units as you’d like and is patient with my 1,000 questions. Today she even went around and dropped off “Teacher Survival Kits” to teacher residents in the community! That wouldn’t happen in other complexes. During Hurricane Beryl they were very communicative and the maintenance men are INCREDIBLE! Yes, there are some issues. Nowhere is perfect. The flooding risk is one you take when you live a hop, skip & jump away from Lake Houston but we deal with that risk bc we love how walkable the area is and how pretty the lake views are. A 5 minute walk can take you to dinner and botique shopping. Is the gate sometimes broken? Yes, but name a complex where that doesn’t happen. It’s always because somebody wasn’t paying attention and hit it. They handle as quickly as they can.
I am on my 3rd unit here and despite the poor cell service, at least I can’t be bothered while I am at home LOL The monopoly on service providers is something I’ve had at every apartment complex; it’s not just here. Just make sure you get an estimate on extra fees so you can budget appropriate before signing.
If you want to move somewhere, go see it in person before you a sign a lease. See the place first hand and form your own opinion! I asked residents what they thought before I moved here."
