If you enjoy living in a dirty, fixer-upper, The Forum on San Felipe might be the place for you. Over the past two years, I’ve submitted 14 completed service requests and canceled an additional three because I fixed the problems myself. Unfortunately, despite the escalating rents, the quality of life here has only gone downhill.

The property is filthy—dirty water floods the sidewalks, creating hazards like when my friend slipped and cut her foot. Dog waste is everywhere despite cleanup policies. Cars are broken into regularly, squatters live in empty apartments, and cigarette butts litter the hallways.

The trash room is another disaster. As you can see in the photos I’ve included, trash piles up for days, creating unsanitary and unpleasant conditions for residents.

To make matters worse, the only elevator in my building has been broken for months. This is unacceptable for any property, especially one with rising rents year after year.

Maintenance is unreliable at best. It took weeks for someone to address my clogged tub, and I ultimately had to fix it myself. The alarm system malfunctioned repeatedly, and even after two visits from maintenance, I had to disable it myself. A broken piece of wall molding? They expected me to pay for their contractor, so I repaired it myself.

Despite numerous emails, management rarely responds—except, of course, when sending poorly written lease renewal reminders. Out of the 14 completed service requests I’ve made, many were delayed for weeks, and I canceled three because I was forced to resolve the issues on my own.

Renewing my lease is looking like a very firm no. If you’re debating between the 5-star reviews and the 1-star reviews with photo evidence, believe the latter. Oh, and I didn't include any of the issues that were resolved in a satisfactory manner.

Note to Owner/ Property Manager

How dare you increase rents at renewal time when the property has continued to deteriorate? It feels like a slap in the face to tenants who have faithfully paid rent, trusting that conditions would improve. Do better."

"1- Management: The management keeps changing, there is new manager every six months and lower management staff is always changing as well because of it things are always inconsistent. A big part of the reason these apartments are failing is due to frequent change of management from upper level to lower level.

2- Fake reviews: They beg you for fake reviews and newcomers get some kind of incentive for writing fake reviews, therefore, only trust the reviews which have likes on them or the ‘most relevant ones’.

3- Maintenance: Likewise the staff, the maintenance crew is always changing as well. I have filled a work order and its been over a month now, it’s one of the towel racks which came off they just need to put a new screw. I have been going to the office in person for the last month every week and they keep saying someone will come today, however its been more than a month now which has led me to this frustration of writing this review.

4- Security: There will be always some doors which are always broken, and anyone can come in which is quite unsafe. Car tires are frequently stolen and cars are left on bricks, catalytic converters are stolen as well. If you’re looking for something safe, this isn’t the right place for you.

5- Grill: Personally, every time I have gone to grill something which is like once a month, there is never any gas in the cylinders. This week specifically , since Monday I had been requesting the management if they could kindly fill up the gas, and every morning I am told they’ll fill it today but its been 5 days there hasn’t been any gas in the cylinders. At this point this is quite embarrassing. I hope the senior staff can take some action"

"NEW EDIT: This place is “good” for the pricing and not even! That is about IT. It is NASTY!

Recently, they let go of almost their entire management team, and this place became even more GROSS! The rugs in the hallway smell horrible; if you’re taking your dog out, you better be careful because the green areas are covered in poop! The stairs are always nasty because trash gets pilled up! The elevators NEVER NEVER WORK! The dog park is ALWAYS a mess because there is no grass, it is always wet, and the stairs get full of mud! If you want something fixed, it will take years because they only have 3 people who take care of work orders for a building with so many apartments! They accept Airbnb, but how? It is embarrassing how nasty this place is!!!! Packages are a nightmare because the delivery companies cannot get in at night! If you don’t care about your surroundings, then yes, WELCOME HOME! Other than that, RUN AWAY! This new management SUCKS!."

"1. leasing office is unresponsive to portal messages, phone calls, and as a last resort to speak to a staff member directly, you’ll find no one there in the office. I sat in the office waiting for an hour until a leasing agent walked in and, even that communication was unaddressed.
2. You will not receive a lease renewal offer until well after the 60 day deadline to renew or not renew a lease agreement. If you do not renew and you fall short of the 60 day notice, they will ignore your attempts to provide them with your notice of non-renewal and move out date, thus raising your rent to a month-to-month rate and charging you that additional rate for 3 months after you’ve moved out. IN FACT, they will finally contact you to discuss renewing your lease AS IF they didn’t receive your notice telling them you will not be renewing with them.
3. This apartment complex is scary, dirty, not safe, has no security on site, open access to the homeless and criminals who have become a permanent fixture at this complex- to constantly beg, steal and vandalize the property and YOUR PROPERTY if it’s parked in the garage (gates never work and open for ANYONE to follow you in).
4. Numerous abandoned vehicles are parked in the garage.
5. Criminals sweep the parking garage stealing tires on a regular basis (5-6 cars at a time).
6. The hallways are filthy with urine and feces for weeks!!!
7. The walls are thin so you can hear everything day and night. Domestic fights, stomping, slamming doors, loud music, screaming kids at the pool, parties that go on all night inside units and at the pool.
8. When I moved in, it was the wrong apartment (I did not want to be facing a pool), and now stuck with it. Also, the apartment hadn’t been cleaned from the previous tenant or by property management; they sent a maid to mop the floor and that’s it.
9. The ceiling light fixture was over the kitchen island was falling out of the ceiling and never fixed even after maintenance was requested. Same with the drawer below the oven, it was halfway hanging off and never repaired.
10. The staff members who were there when I moved in were all gone, transferred to a different property, yet they were still contacts in the residence portal so when messaging them in the drop down list, your message went directly to a nonexistent person who no longer worked there. I started adding EVERYONE to my messages and STILL never received a response, EVER! Whether it was about a package delivered to the office or to report domestic violence happening in the unit directly above me, or giving my notice that I was moving out. Crickets.
11. The leasing office appeared to be under construction for many months but when it seemed to be finished, it had actually been stopped and all the decor had disappeared, leaving only a shell of a space with a 2 desks and an office with a few basics for office staff (when they were actually there).
DO NOT MOVE HERE!!! It’s ghetto and the leasing office staff is, basically, nonexistent. It by far, was the worst apartment living experience I’ve ever had. I gave notice in March (just a few weeks after I found a renewal offer thru the portal) close to 30 days before my lease was up (60 day notice); moved out in April 2024 and received a bill for over $7000 for rent thru June 2024!!! I also received phone calls (voice messages saved) from them after I turned in my keys asking me to contact them to renew my lease. LIKE I SAID, the office staff has no idea what they’re doing, the right hand doesn’t know what the left hand is doing. Clearly, the staff isn’t communicating with their tenants or with each other.

"Formerly upscale & lovely mid-rise apartment property has gone downhill since it was sold in late 2020 to an investment group from Florida who chose Greystar (with incompetent manager & assistant manager) to mismanage it. Problems range from area crime, questionable residents, lack of security, allowing aggressive dog breeds, not replacing the pool umbrellas (down from 12 to 1 in two years), filthy hall carpets, slow IBT Internet advertised as high speed, and an understaffed maintenance crew…
all pointing to a complete lack of pride in this once stellar property. Theo is one of the few good employees. Also, the regional manager, Teela, has been professional and helpful."
