"I am only reviewing based on visiting and my (unfortunately) limited contacts with the leasing office.
The property itself is nice and I was impressed by how nice the inside of the townhome I was looking at looked. Parking was an issue, there is very limited parking for guests and it was all full on the Saturday afternoon I visited. But with garages in the townhomes, this would not be an issue for residents - only really an issue for visitors.
But... the downfall for this property came trying to get in touch with the leasing office. Everything was done virtually. You have to virtually schedule a tour (and pay a minimal fee).
It was impossible to get ahold of a real person. After visiting, I was interested in applying but I only had an offer letter so I wanted to confirm that would be acceptable as the website states. But I could not get ahold of anyone despite multiple emails & calls, and the text that I sent would be answered by a virtual assistant that I assume is AI.
I have no idea how living here would be, but the lack of any full-time presence or even part-time presence is concerning if I would need any maintenance requests."
"The round-a-bout curb is a fire lane and needs to state in red text "fire lane", or "no parking" at minimum. There is plenty of parking along the street during the day, this is lazy parking, especially the movers. I have scratched my custom rims on more than 1 occasion. I'm sure others have had issues getting in/out their homes. Please resolve this on-going issue, will revise review after resolved.
EXCEPTIONAL SERVICE! I toured 3 months before I applied, and Jenee remembered us when we called in! Jenee was able to assist with our application without having to drive-by. After numerous calls, which Jenee picked-up immediately, and a few email chains, my business income verified and she was able to push our application through! Once we visited the office, Jenee personally re-toured the property twice for us. After we moved in AnElizabeth had maintenance stop-by within 10 minutes of our email request, and followed-up with us afterwards as well. From daytime to night, this tucked-in, luxurious community is surprisingly quiet. And right before night-fall, the streets are spectaculary lit. I was going to attach a photo, but you'll have to see for yourselves. This is our first "home" after EIGHT years of continous apartment relocating each year. And our first time purchasing home decor as well. We are truely happy, thank you Jenee, AnElizabeth and rest of the East Heights team!"
"Lived here for about 2 years and really enjoyed it. Neighbors were all very nice and friendly, community is quiet in the evenings and walking distance to the Farmer's Market. We only moved out because we outgrew the biggest floor plan they offer."
"Trust me when I say you do not want to live here. We are not renewing our lease after unfortunately being here for 14 months.
1. My car was broken into, management did nothing, except clean up the glass near the car and then place a flyer on it a day later saying it would be towed if not moved. I called to get camera footage and was told cameras “don’t work” in the community. I asked about the ring cameras, which are everywhere and was told they “don’t have access to them”. They continued to ignore all my calls and emails about this issue.
2. We’ve had billing issues since day one with the multiple charges of application fees, multiple late fees because the systems doesn’t work accurately and then they changed the billing system and we got fees for that too.
3. Water charges are very suspicious and didn’t start for us on time- we moved in in June and didn’t get a charge for water until November, then we were back charged hundreds of dollars and now are charged over $150 and told that it’s an “average per household members”
4. You can never get in contact with management, literally ever. They do not care about the residents or make the time to contact you back. For example AnElizabeth and Jannae were supposed to email me back “on Wednesday” about a billing issue, after I hassled them with emails and phone calls- it’s been nearly 3 months and they simply ignore my follow up emails and have just not called back.
5. The amenities are just rundown and not taken care of properly, gates never work and pedestrian gates and pool gates just don’t function with codes and are often just open. Many safety issues!
6. When we signed our lease we were assured trucks fit in the garage, we really should have checked because they do not and we’ve never been able to park in the garage.
7. Homes are not clean upon move in, they assure you they will be and that they’ll take care of everything once you move in, just call maintenance, but maintenance never comes. A year later and I’m still waiting on them to fix the dryer, the air filters, and install the smoke detectors that were missing upon move in.
8. Parking is a nightmare! The community has no parking and the attempt at fixing this was making one lane a fire lane, cars line up and down both fire lane and other lane and it’s hard turning out of the block without hitting a car, there’s just not enough room.
9. Everyone that lived here when we first moved in has left because nobody can deal with all the issues."

Four words: "properly sized HVAC system".
TLDR: Really weak air conditioners, offsite mgmt.; avoid.
Attached is a document we were given either upon move-in or shortly thereafter. We had one of the larger air conditioning units and our house would not cool to less than 78-80 degrees during the day (and some nights) from June through September.
These homes are built cheaply with poor insulation, and are unlivable during the summer. Definitely not worth $3k+ per month. I'd start your bidding at $2,400 tops if you're still interested, which should work out fine given the number of vacancies right now. (Many on our street moved out around the same time we did.)
Other pain points: Non-responsive, offsite management company. Broken pedestrian gates. Move-out fees including seemingly treble charges for all utilities given wonky billing cycles, and unavoidable cleaning fees - even if you opt for the monthly "lease lock" program in lieu of a deposit which is meant to offset such things, so we were told.
