"My experience here at Avasa spring branch has been far from pleasant, & I strongly advise anyone against living here.
I do want to preface that the complex is currently conducting a community wide repair, and provided us with a “72 hour notice” that they would be accessing our apartments.
On 9/11/24 (NOT being the appointed day) while I was in the bathroom, I heard a code being input to access my apartment…having had half a heart attack, I barely made it to the door, still with my zipper & pants unbuttoned as one of the maintenance guys along with a lady barged in unannounced. Frankly, as a woman who lives alone this was one of the most disturbing experiences that I’ve ever had in any apartment complex (not to mention, that this is also a safety concern). The staff
looked surprised that I would be annoyed, I mean my heart was only pounding out of my chest & treated me like I was a nuisance in the way of their day.
I sent an email to management who called & confirmed that they’re not allowed to enter w/o first notifying residents, & that he told them that they couldn’t continue to access other units, never mind the fact that it’s against the law.
My talk with the associate manager wasn’t anything noteworthy. I *still annoyed* began naming a number of other grievances with the complex. The associate manager “put me in my place” to say it lightly; & told me that he did not call to address my other grievances, that he had let me speak & that now it was HIS turn.
The complex hides under the guise of ‘luxury’, but when you don’t even have an ice maker it’s really nothing more than a granite countertop & mediocre management.
The parking situation is nothing short of a nightmare & the towing guys drive around like repo men. That being said, they do afford you the “luxury” of reserving a spot for a fee, or renting a garage which will probably be no closer than the 500-1000ft that you’ll have to walk to your apt. anyway.
I live in building 1 which is equipped with 2 elevators & as their website states, “make it a breeze to get to your apartment”. Now, this is mostly a first world problem, except that it’s illegal to have a complex over 3 stories without a working elevator. I live on floor 4 & elevator 1, is down AT LEAST 50% of the time. I won’t even address elevator 2 because that thing hasn’t worked since before Beryl.
There’s a serious pest issue. So much so that you see them roaming the halls everyday. I saw a gal in her garage spraying insecticide at 10PM because they were getting in her car *we talked*.
They’ll charge you a near to $100 amenity fee - for what, I’m not sure. They replaced the locks with what they’re calling “smart technology” - so think keypad instead of standard key, and afford you the basic amenity of a package locker. I’ve done extensive research & just about every complex calls it a base feature, and at many others at least you’re afforded the ‘luxury’ of a small storage closet. You’ll have to rent that here too. Not to mention the storage closet itself may not even be near your apartment & could even be on a different floor *saw this happen to a fellow resident *
The property upkeep is lacking - which really makes you wonder where your amenity fee is allocated. When prompted the associate manager said: just because we don’t inform our residents of all of our CAPITAL projects doesn’t mean we’re not working on it…being an engineer who works on capital projects, I wasn’t aware that trimming trees, cutting grass & replacing mulch was considered anything more than general property maintenance. That’s excluding the front leasing office, of course. Don’t let the sight of that freshly laid mulch in the front fool you.
Save yourself the heartache. They only care about your experience until you sign the dotted line, or find out for yourself & take note of the places they’re not showing you, the way they respond to current residents in the reviews, the way it smells like rancid dog near the stairwells, the unkept grills, lack of maintenance & the number of pests scattered around the property."
