"I have lived in this apartment complex for over a year with my family, and we couldn't be happier! It's a wonderfully quiet place, and the staff is absolutely fantastic. Our neighbors are kind and friendly, and we've had no issues at all during our time here.
I would highly recommend this complex to anyone looking for a great place to live—it's truly a hidden gem. I want to give a special shout-out to the manager, Misty, who has gone out of her way to ensure our happiness. She has made us feel very welcomed and valued as residents.
Overall, this has been a wonderful experience for us!"
"Misty is simply my girl. Due to a close friend residing at this residence, I've been able to get to know Misty and communicate with her any and every time I've visited. This time around, it was time for me to look into applying for own apartment. I went in on a Thursday and toured the apartment. They are currently running in a special. I applied Thursday afternoon and received an update Saturday morning. I have since paid my deposit and will be moving in soon. Easiest moving process ever. Misty is so down to earth, and will go beyond to assist you within your moving process."
"I have lived here at 7970 for nearly a decade. The property (which is really still new) remains in outstanding condition. Our Property Manager (Misty F.) has maintained a professional and friendly personality. She definitely sets a high standard for other property managers across the Houston- Richmond area who are dedicated to ensuring a positive experience for all tenants, in any situation. It is extremely rare that you would find such genuine courtesy and a respectable demeanor in compliment to state-of-the-art amenities for the price.
Many apartment complexes have come to the Richmond-Rosenberg area since my initial move-in and I have still remained faithful to 7970.
Here's why:
1) There is no such thing as a small floor plan at the Grand!
2) I have only seen ONE cockroach or nasty bug in my apartment in the near decade of being here, EVER!
3) Maintenance is timely with service requests.
4) We are typically first to get electricity restored during a disaster. (Been here through Hurricane Harvey, the big freeze power-grid issue, and Hurricane Beryl.)
This list of reasons could go on and on but you should come and see for yourself!
If you are looking for a place to call home, 7970 Grand Luxury Apartments is the ideal choice!"

"Leaving a 1 star review because of the terrible property manager Misty and solely for that reason. I lived in this community for 4 years & never once had issues with anything except her. Misty has a controlling tyrant attitude & will speak to you very sarcastically and passive aggressively but when confronted about it in person she revert back to being “nice”. One time my roommate was hanging around the pool with two friends and while Misty was walking her dog (not even on the clock mind you) she began to start questioning them about where they live & what apartment number they live in very rudely, is this how you treat loyal tenants? It’s a joke quite frankly. Misty also tried to retaliate against us by trying to charge us 2k in move out fees when the apartment was left clean, the only things wrong with the apartment were standard holes from picture frames and what not, 3 walls needed to be painted & two frames of the doors were a bit scratched. Everything else was left in pristine condition. Does that sound like 2k worth of damage? It was also coincidently posted on my account a day after I had a heated phone conversation with her about wrongfully charging me 250$ (in which she later admitted it was the “wrong tenant”, despite naming all my account details correctly when trying to argue the charge) she claimed it was a early terminatIon fee and when I asked her to explain she claimed she’s been working in this field a long time. I re read the contract over and over again and not ONCE did I find anything about “said policy”. Infact I talked to my sister who’s a leasing agent to try to confirm since she has experience in that field and she told me she’s never heard of such a thing. 4 of my friends asked me about living here and I told them not to rent only because of her. This company will continue losing business unless hiring someone more pleasant like Ms.Divya in the front. She’s been nothing but pleasant & I immediately felt her good energy. Both her and our original leasing agent Miguel (whom doesn’t work there anymore) were extremely helpful. Anyway, don’t rent here unless you want to deal with Misty and her abuse of authority! Future tenants beware!!"
