"Horrible Experience - DO NOT MOVE HERE!
If you value your sanity (and a roach-free home), look elsewhere! This complex is INFESTED with roaches, and management doesn’t seem to care. I have a Ring doorbell and proof that their pest control team leaves notes saying they've treated my unit without even stepping inside. I've raised this issue with management multiple times, but they refuse to take action. The roaches are still everywhere. I have reported the issue to Harris County Public Health and am waiting to hear back.
On top of that, the hot water goes out regularly for days at a time. The front gate is another disaster. It’s always left open and broken for days, making the entire complex feel unsafe. Just in the past two weeks, several cars had their tires stolen. The lack of security is alarming, and management seems indifferent.
Ashtyn in the leasing office has been extremely helpful and done as much as she can to assist me with these issues, however this place is not worth the rent. There are much better (and safer) options nearby. Save yourself the headache and find a complex that actually cares about its residents."
"This property has been down for the last two 2years. With different property management. Poorly ran.. do not move here.
The water is always off all the time... Roaches and slow maintenance ur unit. Pest control is very lazy. I had to purchase bombs myself for my until. This has been a nightmare with this complex.. the gate is always broken."
"I lived at monarch for 2 years and I recently moved, In general my stay was great, leasing office staff was always nice and have the best customer service, also the maintenance people take care of the issues very quick.
I know they changed the staff after the management got changed, but the new staff were also great and responsible.
The apartments itself are nice and the complex is safe.
never had an issue with the Parking.
The pool always clean but the gym very small.
Neighbors are nice but also there's some people don't clean after their dogs.
Any way the reason i moved is because they increased my rent and my apartment was too close to the highway, and for me that was too much noise.
But as I mentioned in the beginning, my stay was great and I loved my experience at monarch medical center."
"I’ve lived at Monarch for over a year now. They were owned by Lincoln Property Management when I first signed my lease. While this property management company owned the complex everything was good, they very much accommodated to any maintenance requests, the office staff were kind and caring, they did not add an extra expenses on the lease. It was kept at the base lease that we agreed to.
After they got bought out by sandalwood property management things started going downhill. The leasing office staff are not helpful and keep adding random charges to my lease. I was expecting to pay 1100 a month per the lease I signed at the leasing office. With these random charges they’ve added to my account I pay $1200. My door won’t even lock and I hear gunshots at night. I feel very unsafe living here as this area of town is a little more rough. It is definitely not worth $1200 to stay in a one bedroom. My best advice and biggest review is DO NOT MOVE HERE!"
"My experience is satisfactory for my lease period but if they hike up rent w/out fixing any of the issues below I'm out.
TL;DR - Apts themselves are good, expect to deal w/ subpar communication from management and unreliable laundry.
Pros:
- Affordable rent for the location (imo)
- Finding parking is never usually an issue
- Kitchen appliances were new
- No major issues w/ my particular apt.
Cons:
- Laundry room has only 3 washers and 2 dryers for the whole apartment complex
- Washers regularly break or malfunction
- Constantly shutting off water for maintenance, often with little to no warning
- Main gate has never worked properly in the time I've been here. Sometimes the remote keyfob does not work and you have to use the keypad/open button, other times they just straight-up leave the gate open (which is just strictly not safe)
- I was personally told (on my tour) pool hours were late but they regularly lock off the pool at 6 PM
- Some apartments are close to the highway and bedroom windows are often situated close to the outside AC units, if noise is a concern
Updates (7 months after original review):
- Washing machines have somehow gotten worse. Down to one working machine (one of the broken machines has been broken for weeks/months and hasn't been fixed despite putting in several maintenance requests, the other has overflown with gray water)
- Main gate issues still persist. Just assume there is no main gate because it spends more time open than closed"
